A Triage List, Not a Single Number
A campus with two hundred decks does not have two hundred equally urgent problems. We rank what must be shored today, what belongs in this year's CapEx budget, and what can be monitored. That is usually the difference between an emergency capital call and a fundable multi-year program.
Catastrophe Response & Insurance Claim
After a named storm or hard freeze, we walk the campus building by building for a same-day occupancy decision where conditions allow, then document what failed, why, and whether the event caused it. HAAG Master and FEMA credentialed.
Framing Damage Beyond the Deck
Floors overloaded by occupants or unit conversions, trusses cut in a past renovation, roof framing deflecting under repeated repairs, and wall framing damaged by water, fire, or impact. We restore capacity without gutting an occupied building.

We work regularly with City of Columbia code enforcement and building officials across the Southeast, so permits move, inspections pass, and code cases close.
Keeping Residents in Place
Modular and panelized assemblies and phased sequencing keep entrances, egress, and accessible routes open, so fewer units go offline, with fewer concessions and less turnover.
